What we deliver
JTCS Buildings delivers the portable buildings we sell: storage sheds, utility sheds, lofted barns, workshops, garages, cabins, greenhouses, and custom builds. Buildings are delivered complete and set on your site. There is nothing for you to assemble.
Delivery area and cost
- Free within 50 miles of Burley. Delivery is free within 50 miles of our lot at 10 Washington Ave, Burley, ID 83318.
- Free within 200 miles of Lewiston. There is a second free-delivery zone within 200 miles of the Stor-Mor build site in Lewiston, which reaches well beyond the Burley zone into most of southern Idaho and northern Utah.
- Quoted beyond both zones. Outside both free zones, we quote the delivery charge before you buy. The delivery cost is settled as part of the purchase, not added afterward.
- Where we go. We regularly deliver to Burley, Rupert, Heyburn, Declo, Oakley, Albion, Malta, Almo, American Falls, Twin Falls, Jerome, Buhl, Kimberly, Hansen, Filer, Paul, Hazelton, Logan, Smithfield, and Tremonton. If your town is not on that list, call us and we will tell you honestly whether we can get there and what it would cost.
See the delivery section on the home page for the towns we run to most often, and the FAQ for site prep.
Scheduling
A building that is finished and on our lot can normally be delivered within a few days of purchase. A custom or special-ordered building is built first and then scheduled, so the timeline depends on the build queue at the time you order. We give you a delivery window when you place the order, and we call you before the truck comes out. If a delivery has to move because of weather, road conditions, or equipment, we will tell you as soon as we know rather than leaving you waiting.
What your site needs
Portable buildings do not require a poured foundation, but delivery day depends entirely on access. Before we deliver, please make sure:
- The site is reasonably level. A gravel pad is the most common base and it drains well.
- The approach path is clear: no low branches, no parked vehicles, no fence posts or gates narrower than the building plus the trailer.
- The ground is firm enough to carry a loaded truck and trailer. Soft ground after irrigation or a hard rain is the single most common reason a delivery has to be rescheduled.
- Underground utilities, septic systems, sprinkler lines, and property corners are marked or pointed out to the crew.
- An adult is available on site, or you have given us clear placement instructions in advance.
If you are not sure your access works, call or text 208-312-8699 and describe it, or send a photo. We would much rather solve it a week early than in your driveway with a building on the trailer.
Your responsibilities
- Permits and approvals. Obtaining any required building permit, and complying with zoning, setback, easement, and HOA rules, is your responsibility. We will provide the exact footprint, height, and roof style so you have the numbers those offices ask for.
- Placement. You choose where the building goes. Once it is set in the location you directed, moving it again is a separate job.
- Property access. If the route to your site crosses someone else’s property, you are responsible for having permission.
- Lawn, driveway, and ground surfaces. Delivery equipment is heavy. Getting a building into a backyard can leave marks on grass, gravel, or a soft driveway. We take reasonable care, and we will tell you before we drive over something we think is at risk, but normal surface marks from a delivery are not damage we can avoid entirely.
If we cannot complete the delivery
If the crew arrives and the building cannot be set safely because the site is not ready, access is blocked, or ground conditions are unsafe, we will not force it. We will stop, explain what is in the way, and reschedule. If a return trip would carry an additional charge, we will tell you the amount and get your agreement before we schedule the second attempt. You will never find a surprise delivery charge on an invoice.
Inspection on delivery day
Look the building over before the crew leaves. Check the doors, the windows, the floor, and the exterior. If something is wrong, tell the crew and call us the same day at 208-312-8699. Damage reported at delivery is straightforward to resolve. Damage reported weeks later is much harder to attribute, so a five-minute walkaround on delivery day is genuinely in your interest.
Risk of loss and title
Risk of loss passes to you when the building is delivered and set at your site. For rent-to-own agreements, ownership transfers according to the terms of that agreement, not on delivery. Your signed purchase agreement or rent-to-own agreement governs title, and where it differs from this page, that agreement controls.
Moving a building later
These are portable buildings and they can be relocated. Moving a building after delivery is a separate service with its own quote, and it depends on the size of the building and the access at both ends. Call us and we will tell you whether it is practical.
