Refund Policy
When a building can be cancelled or returned, how deposits work, what happens if something arrives damaged, and how warranty claims are handled at JTCS Buildings.

The short version
Portable buildings are large, built-to-order physical goods, and this policy reflects that. Before a building is built or delivered, there is real flexibility. After it is built to your specifications and set on your property, a return is not usually possible, but a problem with the building absolutely is fixable. Talk to us early and we will work it out.
Cancelling before delivery
- In-stock buildings. If you have purchased a building that is already finished on our lot and it has not yet been delivered, contact us as soon as possible. We will work with you on cancelling or exchanging it.
- Ordered and custom buildings. A custom or special-ordered building is built to your specifications. Once the order is released to the factory, materials are committed and the build is under way, so cancellation options narrow quickly. Call us the moment you are having second thoughts, not after.
- Deposits. Deposit amounts and whether a deposit is refundable are stated in your signed purchase agreement. Read that section before you sign it, and ask us to explain anything in it that is unclear. We would rather answer the question twice than have you surprised later.
After delivery
Once a building has been delivered and set on your property, it is a used, transported structure. We generally cannot accept a return simply because you changed your mind about the size, the color, or the placement. This is why we push so hard for you to walk the lot and stand inside a building before you buy. Standing inside a 10x12 and realizing you want the 10x16 is a free lesson. Finding out after delivery is not.
If the building is genuinely not what you ordered, that is a different situation entirely. See the next section.
If the building is wrong or damaged
Inspect the building before the delivery crew leaves. Check the doors, the windows, the floor, and the exterior.
- Damage in transit or during setup. Tell the crew and call 208-312-8699 the same day. We will repair, replace, or make it right at no cost to you.
- Wrong specifications. If the building that arrives does not match what your signed purchase agreement says you ordered, that is our problem to fix, not yours. Contact us and we will correct it.
- Problems found later. Call us. Issues reported promptly are far easier to resolve than ones raised months on, and we would rather hear about a sticking door now than a warped one next spring.
Manufacturer warranty
Buildings we sell are covered by the Stor-Mor Portable Buildings manufacturer warranty, subject to that warranty’s own terms, coverage limits, exclusions, and claim process. A warranty claim is not a refund; it is a repair or replacement of a covered defect. Warranty coverage typically does not extend to normal wear, weather events, damage from improper site preparation, modifications made after delivery, or a building that was moved by someone other than a qualified crew.
We handle warranty claims with the factory on your behalf. Call 208-312-8699 and we will start it and tell you plainly whether we think it is covered.
Rent-to-own agreements
If you took the building on a rent-to-own agreement, that agreement governs cancellation, return, early buyout, and what happens to payments already made. Those terms are set in the rent-to-own contract you signed, and they take precedence over this page. Read it before you sign, and call us with questions. How rent-to-own works explains the structure in plain language.
Refund method and timing
Approved refunds are issued to the original method of payment. Card refunds normally post within one to two billing cycles depending on your bank, which is a bank timeline rather than ours. Check and cash purchases are refunded by check. We will tell you the expected timing when the refund is approved.
How to request a refund or cancellation
- Call or text 208-312-8699, or email info@jtcsbuildings.com. Sooner is always better.
- Have your purchase agreement, the building type, and the delivery date or scheduled delivery window handy.
- Tell us what is wrong. If it is a damage or specification issue, photos help a lot.
- We will tell you what we can do, what it will cost if anything, and how long it will take. In writing if you want it in writing.
Which document controls
Your signed purchase agreement or rent-to-own agreement is the controlling document for your specific transaction, including deposits, cancellation terms, and any fees. This page describes our general policy. Where the two differ, the signed agreement governs. Nothing in this policy waives any right you have under Idaho law that cannot be waived.
