Questions & answers

Portable building questions, answered straight

These are the questions we actually get asked at the lot, answered without the runaround. If yours is not here, call or text 208-312-8699 and ask.

Buying

Where is JTCS Buildings located?

JTCS Buildings is located at 10 Washington Ave, Burley, ID 83318. The phone number is 208-312-8699. You can walk the lot and look inside the buildings before you buy.

What kind of buildings does JTCS Buildings sell?

JTCS Buildings sells portable storage sheds, utility sheds, lofted barns, workshops, garages, cabins, and greenhouses. We are an authorized, certified dealer of Stor-Mor Portable Buildings. We also handle fully custom builds designed to your own plan.

Can I buy a building that is already on the lot?

Yes. We keep finished buildings on the lot that are ready to buy and deliver. Buying off the lot is the fastest way to get a building because it is already built. You can also order from the next shipment or have one built to your specifications.

Should I buy off the lot or order a custom building?

Buy off the lot when the size and layout already fit and you want the building soon. Order custom when you need a specific footprint, door placement, window layout, or interior rooms. A lot building is faster. A custom building is exact. Both are built by Stor-Mor to the same standard.

How much does a shed cost at JTCS Buildings?

Our smallest storage sheds start at about $3,000. From there, price depends on size, siding, roof, doors, windows, and add-ons, so we do not post fixed numbers for every category. Call 208-312-8699 or request a free quote and we will price the exact building you want, and current configured pricing is also shown on the Stor-Mor online inventory.

What is Stor-Mor Portable Buildings?

Stor-Mor Portable Buildings is the manufacturer whose buildings JTCS Buildings sells. JTCS Buildings is an authorized, certified Stor-Mor dealer. Stor-Mor builds the structures and provides the 3D design tool and the online inventory system we sell through.

Delivery & Site Prep

Does JTCS Buildings deliver for free?

Yes, and there are two free zones. Delivery is free within 50 miles of our Burley lot, and free within 200 miles of the Lewiston build site. Outside both we still deliver, we just quote the haul before you buy, so there is no surprise on delivery day.

What towns does JTCS Buildings deliver to?

JTCS Buildings delivers regularly throughout the Magic Valley and south-central Idaho, including Burley, Rupert, Heyburn, Declo, Oakley, Albion, Malta, Almo, American Falls, Twin Falls, Jerome, Buhl, Kimberly, Hansen, Filer, Paul, and Hazelton. That list is where we go most often, not a limit. The lot is in Burley but the buildings go anywhere we can get a truck, so call with your town and we will quote the haul.

How far will JTCS Buildings deliver?

JTCS Buildings delivers anywhere a delivery truck can reasonably reach, and regularly travels well outside the immediate area. Two zones are free: within 50 miles of the Burley lot, and within 200 miles of the Lewiston build site. That covers most of southern Idaho and northern Utah. Call 208-312-8699 with your town and we will price the haul before you commit to anything.

How long does delivery take?

A building that is already finished on our lot can usually be delivered within a few days of purchase. A custom or ordered building is built first and then scheduled for delivery, so the timeline depends on the build queue. We give you a delivery window when you place the order and we call you before the truck comes.

How do I prepare my site for a portable building?

The site needs to be reasonably level and reachable by the delivery truck and trailer. A gravel pad is the most common base and it drains well. Clear the approach path of low branches, fences, and parked vehicles. Call us at 208-312-8699 before delivery day if you are unsure whether the access is wide enough, because we would rather solve it on the phone than in your driveway.

Do I need a concrete foundation?

No. Portable buildings are built on a skid or floor system and do not require a poured foundation. A level gravel pad or level ground with blocking is normally all that is needed. That is a large part of why a portable building goes up faster and cheaper than a stick-built structure.

Can the building be moved later?

Yes. These are portable buildings, which means they are designed to be set, and later lifted and relocated. That matters if you rent, if you plan to sell the property, or if you are still deciding where the building should live long term.

Rules & Permits

Do I need a building permit for a shed in Idaho?

Usually not. Most Idaho jurisdictions do not require a building permit for a small accessory structure under a set square footage, and plenty of our customers never deal with paperwork at all. Larger buildings are more likely to need one, and the rules are set by your city or county rather than by us. If you want to check, we will give you the exact footprint and height so you have the numbers the office asks for.

What about setbacks from my property line?

Setback rules tell you how far a structure must sit from your property lines and easements, and they are set locally. Check your setback distance before you pick a building size, because the setback often decides the largest footprint that will fit. A 10x16 side utility shed is a common answer when setbacks leave a narrow strip along a fence line.

What if I live in an HOA neighborhood?

Most of our customers are not in an HOA and never have to think about this. If you are in one, check your covenants for size, color, or placement rules before you order. We can match siding, trim, and roof colors to whatever your association asks for.

Are these buildings built for Idaho snow and wind?

Stor-Mor buildings are manufactured for this region and its weather. Roof style, material, and anchoring all affect how a building handles snow load and wind. Tell us where the building is going, especially if it is going up toward the South Hills or out on open ground, and we will point you to the right configuration.

Payment

What are the payment options?

JTCS Buildings offers three ways to pay. Ninety days same as cash lets you take the building now and pay it off within 90 days with no finance charge. Rent-to-own delivers the building first and spreads the cost over monthly payments until you own it. Traditional financing is a conventional payment plan, usually the right fit for a garage or a large custom cabin. Call 208-312-8699 and we will tell you which one fits your situation.

What is 90 days same as cash?

Ninety days same as cash means you take delivery of the building now and pay the balance within 90 days without a finance charge. It is the cheapest way to buy a building you do not want to wait for. If the balance is not settled inside the window, standard finance terms apply, so ask us for those terms before you sign.

Does JTCS Buildings offer rent-to-own?

Yes. Rent-to-own lets you take delivery of the building now and pay for it in monthly payments instead of paying the full price up front. You own the building outright at the end of the agreed term, and you can pay it off early. Call 208-312-8699 and we will walk you through the current terms and what the first payment looks like.

How does rent-to-own work for a portable building?

Rent-to-own works in four steps. You pick the building, you make an initial payment, the building is delivered to your property, and you make monthly payments until the term is complete and the building is yours. The building itself secures the agreement, which is why rent-to-own is generally an easier approval than a bank loan.

Do I need good credit to get a building?

Rent-to-own is designed to be a simpler approval than traditional bank financing, because the agreement is secured by the building rather than by your credit alone. Requirements can change, so call us at 208-312-8699 and we will tell you exactly what the current program asks for before you fill anything out.

Can I pay the building off early?

Yes. Rent-to-own agreements for portable buildings include an early purchase option, so you can pay the balance and take ownership ahead of the full term. Ask us for the early buyout figure at any point during the agreement.

How do I see current prices?

Current configured pricing is on the Stor-Mor online inventory at https://stormor.shedsuite.com/6093/shop-inventory. You can also design a building in the 3D builder at https://shedview.stormor.com/?dealer=6093 and price the exact configuration. The starting prices on this site are anchors to help you compare categories.

Custom Builds

Can I design my own building?

Yes. The Stor-Mor 3D builder at https://shedview.stormor.com/?dealer=6093 lets you set the size, siding, roof, doors, and windows and see the building rendered as you go. Save the design and send it to us, and we will price it. You do not need to know what you want before you start, which is the point of the tool.

How large can a custom cabin be?

Custom cabins run from 10x20 up to large 16x60 side cabins. Larger cabins can be built with framed interior rooms, an electrical package, thermal windows, and dormers. At that size the building reads as a small home rather than an outbuilding.

Can a cabin be wired for electricity?

Yes. Electrical packages are roughed in during the build rather than added afterward, which is cleaner and cheaper than retrofitting. Final hookup to your service is done on site by a licensed electrician in your jurisdiction.

Can I finish the inside of the building myself?

Yes, and plenty of customers do. You can order the shell and handle insulation, wiring, and interior finish on your own schedule, or you can have interior rooms framed and electrical roughed in at the factory. Tell us which way you are leaning and we will price both so you can compare.
